Harmony with Nature
We live by rudimentary means and are comfortable with them. Technology enhances that life — it never circumvents it. If the power goes out, if the machine breaks, life continues.
Quintana Roo, México — 150 Hectares — Natural Law Community
CDL 13:20 is an off-grid community taking root on Mayan land in the Yucatán Peninsula. We are inviting eight pioneers to build it with us — with their hands, their reason, and the land itself.
Think of those who boarded ships and crossed oceans for new lands, not knowing what waited on the other side. That is the pioneer mindset.
01 — The Land
Water lies five metres beneath flat, fertile ground. There is no cold season to interrupt growth. Near the town of Felipe Carrillo Puerto — beyond the tourist trail, yet an hour from a new international airport and the Tren Maya — the property rests in one of the most biologically rich regions on Earth, second only to the Amazon.
Sian Ka'an biosphere reserve at our side — over half a million hectares where military activity is prohibited under the Hague Convention.
Home waters of the second-largest coral reef on Earth and the largest underwater cave system in the world.
The entire property is surrounded by indigenous Mayan land — no outside project reaches us without consultation and consent of the communities around us.
Central to Mayan culture — one of the foundational settlement regions of the civilization, alive to this day.
About 90 minutes from Tulum, yet outside the tourism range — visitors pass through; they don't arrive.

02 — Five Pillars

We live by rudimentary means and are comfortable with them. Technology enhances that life — it never circumvents it. If the power goes out, if the machine breaks, life continues.
Instead of redesigning how we live, we revisit methods that already worked — a natural calendar of thirteen moons instead of twelve Roman months, tools shaped by the cycles we're actually exposed to.
Real participation: knowing each member's needs, helping one another, collaborating to support especially the young and the elderly.
No school prepares you for this — so learning never stops. Apprenticeship programs put masters beside students, and skill becomes part of daily life.
A global shift in funding toward environmental and human restoration has opened a new economy — one that directly supports what we are already doing.
"The only rule is the golden rule — treat others as you treat yourself. You arrive sovereign, with your own mind and your own reason, standing alone yet surrounded by neighbours of like value."
03 — How We Build
Our first activity is biodiversity itself: opening over-shaded ground so flowers return — feeding the stingless bees behind Mayan honey, alongside mahogany and remarkable native plants.
We plan the 45 living hectares together and share communal spaces — reducing load on the land, organizing waste, and deciding collectively how many people the land can truly carry.
A working hub with internet, computers and online meetings — a base for entrepreneurial work, connected to the world on our own terms.
We study what water is and how it moves with us, and we shape every use of it around that understanding.
Built on infrastructure frameworks that already exist, we implement our own local, private economy — produce, craft, eco-tours, and exchange within the community.

04 — Why Now
UN ECOSOC
An office within the United Nations Economic and Social Council now references ecovillages worldwide and encourages participation — a legitimacy the movement never had before.
1,000,000+
During COVID, over a million people left suburban life searching for community and off-grid ground. The desire is proven; places to land are scarce.
New economy
After the failures of carbon credits, nation states built their own programs — biodiversity credits now recognized by the UN. Funding exists today for growing food, restoring soil, and preserving indigenous culture.
05 — Two Paths In
Path One
You put yourself on the ground and work with the land. Coming here is itself the test — the bugs, the heat, the food, the jungle. We ask for 260 days. Make it through, and you're one of us.
8Pioneer positions open
Path Two
For those whose season of building has passed but whose resources remain — sponsors rather than settlers. You fund a pioneer, or the team, and we build something for you.
∞Open to select founding members

The Invitation
We've been living this for over a year. It isn't easy — but there is satisfaction and joy alongside the hardship, and you won't be alone. Right now we can extend this offer to a select few. Leave your email below and we'll reach out personally with the next steps.
